10 Day Close – It’s not just advertising!

With only days remaining until their scheduled closing, my clients learned that their FHA loan would not be approved by a major bank because the property did not clear the 90 Day Flipping Rule.  Even though FHA disregarded those rules previously, major banks still have not softened.

I referred my clients to Steve Alonso on Friday afternoon.  By Friday evening he had their file in process, had contacted the previous lender to obtain the first appraisal and had ordered the second appraisal that would be required.  On Saturday morning we met Steve at his office and he took the time to fully inform them of what he could do and assured them that they would be approved.  He completed all the disclosures and worked closely with them to obtain all the paperwork needed to submit to underwriting.

Wow! Our heads are still spinning. I have never perchased a house where everything came together so well or so fast! This is the sixth house I’ve bought in my lifetime, and by far it was the best. Just wanted to drop you a note to thank you once again for all of your help in getting my home.

When I went with Peoples Mortgage, it seemed like a never ending uphill battle going from one Lender to another.

It was frustrating and then I was told that we had to go with Chase bank because USDA was running out of money and it was now being funded by Chase bank.

And not only that but it would take 60 days to get it through Chase Bank and that would take too long and USDA would have run out of money then.

Needless to say Scott, you and Academy Mortgage has been a God send. Even though It seemed tough getting all of the documents the difference in timing to get the home was tremendous.
